PRICE RANGE: £1,100 – £1,800 per week

If you are looking for a total feeling of calm, then this is the property for you! Enjoy total peace, tranquility and uninterrupted views for miles! Mazerac is located 3kms from Puylaroque with café/ bars, a high quality restaurant, bakery, a small, well stocked General Store, chemist, good local butcher, post office and lovely views from the village itself. There are many local markets in the nearby vicinity including Caussade, Caylus and Saint Antonin Noble Val, and, in the summer, night markets in most local villages Just a 2.5km walk (taking around 30 minutes) or a shorter (20minutes) walk through the forest (unlit so torch needed if dark) will bring you to the nearby Auberge restaurant for evening dining without the car.

PROPERTY

An impressive, large 4 bedroom ‘Maison de Maitre’ (formerly the old Presbytery) set within a tiny hamlet. The house sits behind the church itself and offers total privacy. (The church is rarely used – All Saints Day and on special request by those born in the Parish for weddings etc and the bells are silent on all other occasions). There is unlimited parking outside by the church, under the shade of trees.

GROUND FLOOR

Family room consisting of

Lounge: with large wood burner and ancient stone chimney. Soft seating for 8, flat screen TV with free to view channels, CD player, and DVD player with DVD’s & box sets (in English). There is a wooden table and four chairs for casual coffee/ office tucked slightly away from the general kitchen area.

Kitchen: with long work surface, freestanding Aga-style cooking unit, microwave, under counter fridge, slimline dishwasher and sink.

Utility Room: with washing machines, tall upright fridge/freezer and ceiling pulley clothes rack.

Dining Area: Large wooden dining table and chairs for eight people.

Cloakroom: with WC and sink

Loggia/ Dining Area: located between the family room and pool with a further large wooden dining table and chairs. The front of this room opens to direct access to the pool (with a waist-height screen if required, to prevent young children passing this point). A wonderful indoor/ outdoor space immediately beside the kitchen for that cool luncheon experience.

Bedroom 3: Super king size bed (180cms) with En Suite Bathroom wc, hand basin, bath with shower attachment and glass shower screen.

Bedroom 4: Super king size bed (180cms) which can be converted to two singles

Bathrooms 1 and 2: Both with large fully enclosed glass shower cubicle, WC and hand basin.

GROUNDS

PRIVATE POOL: Kidney shaped 11m pool with steps to 1m depth sloping to 1.65m. Fenced for child security with access from either the garden or Loggia and surrounded by terraced area.

GARDEN: offering all you need to relax and enjoy the uninterrupted 180° views. A new side terrace has been added which offers an ideal dining space with amazing views, sunny aspect but with trees to provide natural shade.

TERRACE: The first section (16m x 8m) is a front terrace running the width of the house and set out to loungers, parasols and dining table for al fresco dining. Gas bbq. A slightly raised, independent area alongside has table tennis and continues to a lawned paddock (ideal for outdoor games). Normally four adult bikes are available for clients use (at own risk) – one road bike, two mountain bikes, one hybrid (none are children’s bikes and none suit someone over 6ft tall)
